How to apply for UR housing
UR rooms are let first come, first served, and good rooms can go within hours. Normally you must visit a UR sales office to apply. Through this site you can do the first step online, in English, and we place the hold with UR for you.
Step 1 — Choose a room and send the form
Find a complex, check the rooms available now, and tap Book a viewing (if you want to see it first) or Apply (if you have decided). The form is open 24 hours a day and takes about 5 minutes.
The form only shows rooms that are currently on UR's list and that we are allowed to book. (A few rooms — for example those under UR's child-raising discount — can only be applied for at a UR office.)
Step 2 — We place a hold on the room with UR
Whichever button you choose, the first thing we do is a provisional application (kari-moushikomi) with UR. This holds the room for you so that nobody else can take it while you view it and decide.
- We contact UR during UR's business hours, 10:30–18:00 Japan time, every day. Requests sent at night or just before 18:00 are handled the next business day.
- We email you as soon as the hold is confirmed. If someone else applied first, we tell you, and you can choose another room.
- One room per household can be held at a time.
Step 3 — View the room within one week
- Rooms ready to move in: you have one week from the day of the hold to view the room.
- Rooms still being prepared: repairs are underway, so the one-week viewing period starts on the date the room becomes available.
- Viewings are often not possible on Wednesdays and Sundays, when the on-site management offices are closed.
Step 4 — Sign the contract at the UR sales office
If you want the room, you complete the rest directly with UR at the UR sales office you chose in the form. From this point you deal with UR yourself.
- Bring the documents UR asks for: your resident record (juminhyo), proof of income or savings, and ID such as your residence card. See the eligibility guide for details.
- The contract and the explanation of important matters are in Japanese. UR sales offices can show an English video that explains the key terms. If your Japanese is limited, consider bringing a Japanese-speaking friend or colleague.
- Before you get the keys, you pay the deposit (2 months' rent) and the rent and common fee for the rest of the first month, at a bank using UR's payment slip. See costs.
Step 5 — Move in
Everyone in the household needs to be able to move in within one month of the room's available date. After moving, register your new address at the city or ward office within 14 days.
