What does it cost to rent UR housing?
Moving into a private rental in Japan often costs 4–6 months' rent up front. UR has no key money, no guarantor company, no agent fee and no renewal fee, so the move-in cost is mostly a refundable deposit.
What you pay at contract
| Item | UR housing |
|---|---|
| Security deposit (shikikin) | 2 months' rent — returned when you move out, minus repair costs |
| First month | Rent and common fee for the remaining days of the move-in month |
| Key money (reikin) | None |
| Guarantor / guarantor company fee | None |
| Agent fee | None (booking through us is free) |
| Renewal fee | None |
The deposit and first month's rent are paid in advance at a bank with the payment slip UR gives you.
Example: rent ¥70,000 + common fee ¥3,000
| UR housing | Typical private rental | |
|---|---|---|
| Deposit | ¥140,000 | ¥70,000–140,000 |
| Key money | ¥0 | ¥70,000–140,000 |
| Agent fee | ¥0 | ~¥77,000 |
| Guarantor company | ¥0 | ~¥35,000–70,000 |
| Renewal fee (every 2 years) | ¥0 | ~¥70,000 |
Private rental figures are typical ranges, not quotes. Both also need the first month's rent; private rentals often add lock exchange, cleaning and insurance fees.
Monthly costs
- Rent and common fee (kyoekihi), paid by bank transfer each month.
- Utilities (electricity, gas, water) and internet are contracted separately.
- Parking, if you need it, is a separate contract where available.
Discounts you may see
- Prepaying rent: paying 1–10 years in advance reduces the total and removes the income requirement.
- Room-specific plans: some rooms have discounts such as the U35 plan (under 35, fixed-term) or a free-rent period. They are shown as tags on each room.
